Fair housing training is required for all housing personnel but is particularly important for management, maintenance and custodial staff as they have the most contact with residents. This training will provide an overview of fair housing laws and all protected classes and will also focus on specific examples of what to do in common situations that are outside of your regular job duties. For example:
How to respond to resident requests for assistance. E.g. carrying groceries, trash removal, etc.
What questions you can or can't ask a resident
Assisting residents outside of work hours, responding to work orders and companion/service animals.
There will be time for questions at the end of this presentation.

ABOUT YOUR INSTRUCTORS
BONNIE WILPON
Bonnie Wilpon was a founding partner of PAWA House of Florida, Inc in 1993. She operated the PAWA House Service Bureau from 1994 to 2007, processing both HUD and Rural Development sites, transmitting data and troubleshooting issues with sites, management agents, Contract Administrators, the TRACS Hotline and Voucher Hub. She regularly attends TRACS Industry Meetings in Washington DC.
In March of 2007, the PAWA House Service Bureau merged with PMCS based in Syracuse, NY. In addition to her PAWA House work, Bonnie now serves as Associate Director of PMCS, focusing on training and consulting. She has extensive experience as a nationwide trainer for TRACS, HUD Regulations, Secure Connection and various software programs for affordable housing. Bonnie is COS certified (HUD) and STAR certified (Rural Housing/Farmer’s Home). She has been an invited speaker at many SAHMA and AHSA conferences and seminars across the country.
On a personal note, Bonnie has an M.S. in Management, is a member of Mensa, and served as a Small Business Advisor for the U.S. Peace Corps in Kenya throughout 1990-1992.
Through both PAWA House of Florida (based in Tampa) and PMCS, Bonnie is available for training, consultation and data services nationwide.
Pam Bean
Pam Bean has been an advocate of civil rights issues, particularly those involving housing, since 1987. She began working with and organizing tenants' groups after moving into income-based housing in 1986. Currently Pam serves as Montana Fair Housing's Projects Coordinator and has been employed by the organization since December of 1994. Pam received a Bachelor of Arts degree from Carroll College, majoring in Psychology and Sociology, with a minor in Communications Theory.
Pam is an approved instructor for the Board of Realty Regulation for the State of Montana, and has developed training models approved for use by the Montana Commission of Continuing Legal Education.

Leigh Stevens
Leigh started with HD Supply as a trainer in August of 2011. He has worked in the Maintenance industry since 1996. He has extensive experience with Affordable Housing for Central Florida. Leigh also served for six years as a DOD Instructor for the U.S. Air Force
Leigh holds the following certificates:
• EPA Section 608 Procter
• Certified Pool Operator Instructor
• OSHA Certified PART 1926 Safety and Health Regulations for Construction
• OSHA trained General Industry Safety and Health

EIV Made Easy – Requirements, Best Practices and Tips:
We’ll review the updated requirements in Notice 2011-21 (effective August, 2011) as well as in Change 4 (if it’s been released). Our focus will be how to best use all 10 EIV Reports and where to keep them. Using examples and real tenant scenarios, we’ll explore how to easily and successfully resolve Income Discrepancy Reports and analyze Income Reports. Repayment agreement requirements, voucher adjustments, zero income tenants and MOR considerations will be covered too.

About Your Instructor
Linda Hilton
Linda Hilton has been a leader in the affordable housing industry with senior, disabled and family communities in Colorado for over 25 years and is certified with a Credential for Green Property Manager from NAHMA. Her passion for promoting “all things green” began when as manager of an older senior hi-rise, she successfully applied green standards to upgrading and retrofitting the HVAC and electrical systems. As a result, she saved an average of 46% per year per resident on gas and electrical costs. She has conducted green workshops for HUD affordable communities throughout Colorado in partnership with Colorado Housing and Finance Authority. Ms. Hilton is the former corporate consultant to communities in seven states of American Baptist Homes of the Midwest where she provided technical expertise, research, training, resource development and strategic planning to help communities develop low cost, money saving strategies for energy conservation, sustainability and green initiatives. She currently writes green blogs for realtors specializing in marketing green homes.
